    Our flagship product is the Faes & Co Income Fund, which invests in short-term residential real estate bridge loans across the United States, originated by our group company, F2 Finance.

  • Faes & Co is led by Founder and CEO Christian Faes, who has nearly two decades of experience in real estate bridging finance across the United States, United Kingdom, Ireland, and Australia.

    Prior to founding Faes & Co, Christian was a lawyer and also co-founded LendInvest in 2008 and built it into one of the largest non-bank mortgage lenders in the UK, successfully listing it on the London Stock Exchange in 2021 with over £5 billion in funds under management. He has also been involved in building Onate, the largest short-term mortgage lender in Ireland.

  • F2 Finance is our group company and the origination platform for the loans in which the Faes & Co Income Fund invests. F2 Finance is a technology-enabled, non-bank real estate lender providing bridge finance to property entrepreneurs across the United States. By having our own origination platform, we provide Fund investors with access to proprietary, high-quality dealflow that is not available on the open market.

  • Petra Loan Servicing is a US mortgage servicing company that Faes & Co has incubated and funded. Petra provides loan servicing infrastructure for real estate private lenders, including for loans in our portfolio.

  • The Faes & Co Income Fund is an open-ended private credit fund that invests in a diversified portfolio of short-term residential real estate bridge loans across the United States. The Fund is designed to provide accredited investors with a consistent, stable, asset-backed return, paid quarterly.

  • The Fund invests in short-term residential real estate bridge loans — commonly known as "bridging finance" or "fix-and-flip" loans. These are loans made to property entrepreneurs who are actively buying, renovating, and selling residential properties. Once a renovation project is complete, the loan is repaid either through the sale of the property or by refinancing with a mainstream lender.

    All loans are secured by a first mortgage (lien) against residential property, primarily single-family homes across the United States.

  • The current portfolio average LTV is below 65%. This means that on average, our loans represent less than 65 cents for every dollar of property value — providing significant equity headroom as a buffer against market fluctuations.

  • The Fund is an open-ended structure administered by Socium and audited by Spicer Jeffries, a leading auditor of alternative investment funds in the US. For offshore investors, a Cayman Islands feeder fund is available, through which income is paid gross with no US tax filing requirements.

  • The Fund is open to accredited investors only, as defined under applicable US securities laws. An accredited investor is generally an individual with a net worth exceeding $1 million (excluding primary residence), or annual income exceeding $200,000 (or $300,000 jointly with a spouse) in each of the past two years.

  • Yes. We offer a Cayman Islands feeder fund structure specifically for offshore and international investors. This allows non-US investors to receive income payments gross, with no US tax filing requirements.

  • Returns are paid quarterly. You can elect to receive your income in cash or roll it up (reinvest) to benefit from compounding returns.

  • No. Like all investments, the Fund does not guarantee returns or the return of capital. Past performance is not a reliable indicator of future performance. Any references to track record may relate to businesses that members of the Faes & Co team have founded or managed, and do not necessarily reflect the track record or performance of the Faes & Co Income Fund.

  • In the event of a borrower default, the Fund has the right to enforce its first mortgage security against the underlying property. Given the conservative LTV levels in the portfolio (currently averaging below 65%), there is typically meaningful equity cushion between the loan balance and the property value, which provides recovery protection. Our team has extensive experience managing loan workouts and enforcement across multiple real estate cycles.

  • A bridge loan is a short-term loan — typically 6 to 18 months — used to "bridge" a financing gap. In the real estate context, bridge loans are commonly used by property entrepreneurs who are buying, renovating, and selling homes. The loan is repaid once the property is sold or refinanced with a conventional lender upon completion of the project.
